Prism, acting as the Owner’s Representative, carried
out a $1M upgrade project of the chilled water plant for
the building. The focus of the upgrade was replacing 2,000
tons of cooling capacity using CFC-12 with 1,800 tons,
using HCFC-123 in new high-efficiency chillers. In addition,
the project included upgrading the machine room to comply
with local refrigeration codes, refurbishing the cooling
tower and increasing its capacity by 25%, and introducing
variable flow pumping of chilled water. Subsequent mechanical
projects undertaken include new exhaust and ventilation
systems for the food court and retail areas, and the replacement
of the direct digital control (DDC) system with a new system
one. Prism has also carried out an Energy Management study
of the facility to determine areas for improved efficiency,
with the potential of energy consumption costs reduced
by $0.25 per square foot.
